We don't guess online. A licensed valuer from Azunus Realty Consult — our valuation partner and the agency that operates Habivista — visits the property, measures, photographs, and pulls comparable sales, then sends you a written report. Valuation fees are quoted before the visit based on the property location, number of rooms, and estimated building value. No obligation.

Why we don't value online
An honest valuation needs eyes on the property
Online estimators that pump out a number from your bedroom count and postcode get it wrong by 20–40% in Ghana — they can't see your roof, your finishes, your title, or what your street is actually doing today. Banks won't lend against an algorithm, and serious buyers won't pay against one. We do the work properly so the number we give you holds up.
Condition matters
Two identical floor plans on the same street can value 30% apart based on roof age, finishes, plumbing, and the state of the compound. Software can't see those.
Title clarity
A property with verified title sells for materially more than one with disputed boundaries or family-land overhang. We check the title before pricing it.
Real comparables
We use closed sales — not asking prices on classifieds — pulled from our records and the Lands Commission to anchor the number to what actually trades.

Common questions
What people ask before booking
How are valuation fees calculated?
Valuation fees are quoted before the visit and depend on the property location, number of rooms, and estimated building value. We confirm the fee with you before scheduling the inspection.
Do I have to list with Habivista afterwards?
No. The valuation is yours to keep. Most owners do choose to list with us once they've seen the report — but it's never a condition.
Who is the valuer?
A licensed valuer registered with the Ghana Institution of Surveyors. We share their full name and licence number with you on the report.
What if I'm a tenant or just curious?
We focus on owners. If you're a tenant or buyer trying to gauge a market, the right tool is our neighbourhood guides — they have median prices and rent ranges per area.
How accurate will the number be?
Within ±5% of what the property would actually trade at within 60 days of our inspection. Banks accept Habivista valuations for mortgage origination on partner properties.
